As you are probably aware‚ your bank or building society will require a mortgage valuation on your prospective purchase and we are accepted as panel surveyors for many lending institutions.


The mortgage valuation is‚ however‚ only a brief visual inspection of the property. Its aim is merely to satisfy your lender that there is enough security in your home to cover their loan.

Such a brief valuation report is unlikely to allay any fears that you may have or to answer any questions about your purchase. You‚ after all‚ may well never meet or even speak to the valuer concerned.

A privately commissioned RICS Homebuyer Report and Valuations or Building Survey is for your own use and allows you to plan ahead. We are happy to meet you on site or telephone you as soon as we have completed our inspection. We can also tailor our inspection and report to cover any specific problems or concerns that you may have.


Which type of survey is right for you?

A Building Survey (formerly called a structural survey)

A Building Survey is suitable for any type of residential property and provides a detailed assessment of its construction and condition. It is appropriate if the property is in poor repair‚ of old or unusual construction or if it has been extensively altered. It is also useful if you are planning renovation or conversion works as we tailor the report to meet your specific requirements.

RICS Homebuyer Report and Valuation

The RICS Homebuyer Report and Valuation differs from the Building Survey in that it focuses on defects and problems that are of an urgent or significant nature and therefore have an effect on the value of the property. It comprises a ‘snapshot’ of the property at the time of its inspection and gives a concise breakdown of those items of disrepair on which the buyer needs to focus attention. It is in a standard format and is designed specifically as an economy service aimed at most standard property types.

The principal aim of the RICS Homebuyer Report and Valuation is to allow you to make a reasoned and informed judgement on whether or not to proceed with your purchase at the agreed price and to enable you to clearly understand what decisions and actions need to be taken both before and after exchange of contracts.
