Lease Extensions

Is the balance of your lease less than 80 years? If so you may have the right, under the Leasehold Reform Housing and Urban Development Act 1993 (as amended) to extend your lease or even purchase the freehold of the building in conjunction with your fellow leaseholders.

This is particularly important as, when you come to sell your property, the mortgage lender (bank or building society) may not be prepared to grant your purchaser a mortgage if the balance of the lease is less than 80 years (each lender has their own lending criteria).

We can give advice on all valuation matters connected with your lease — this includes collective enfranchisement where tenants group together to purchase the freehold and valuations for extending an individual lease. We are even prepared to attend the Valuation Tribunal on your behalf if your freeholder will not negotiate with you.
